Dr. Mohamed Abdel Gawad, CEO of Vantage Developments, participated in a roundtable organized by Invest-Gate, which gathered developers, policymakers, and industry leaders to explore the evolving role of fractional ownership in Egypt’s real estate market.

Dr. Abdel Gawad described fractional ownership as an investment tool that enables broader investor access to income-generating properties without requiring full unit purchases. Instead, investors acquire shares and receive proportional income, with properties managed by professional operators.
He noted the model’s suitability for tourism, commercial, administrative, and branded residential assets, particularly in high-demand areas such as Egypt’s coastal destinations, New Cairo, and the New Administrative Capital. This diversity enhances its potential to draw both domestic and foreign investment.
To ensure long-term success, Dr. Abdel Gawad stressed the need for transparent execution plans, diversified property portfolios, strong legal documentation, and professional asset management to maintain quality and ensure sustainable returns.
Liquidity was identified as a critical challenge. He cautioned that limiting share ownership to the development company could delay investor exits. To address this, he proposed creating an investment fund or Special Purpose Vehicle (SPV) managed by a professional operator—who also holds a small stake—to facilitate easier entry and exit and offer structured buyback options or access to secondary markets.
Dr. Abdel Gawad also highlighted the model’s relevance to the vacation home market, where rising property prices limit affordability. Through fractional ownership, investors can access high-value coastal properties, earn seasonal rental returns, and benefit from professional management that ensures high occupancy and asset upkeep.
He concluded by urging developers, regulators, and financial institutions to collaborate on creating a transparent and flexible regulatory framework. With the right structures in place, fractional ownership could unlock new investment avenues and support the sector’s sustainable growth.
