Dr. Wael El Wardany, Chief Operation Officer of Vantage Developments, emphasized the importance of integrating the real estate and tourism sectors in supporting the national economy and achieving the goals of Egypt’s Vision 2030, during his participation in the roundtable organized by Invest-Gate under the title “From Heritage to Horizons – Integrating Investment Opportunities in Real Estate and Tourism.”
In the first session, Dr.El Wardany highlighted that Egypt aims to attract 30 million tourists by 2030, which requires doubling the country’s hotel capacity from 250,000 to 500,000 rooms.
In this context, Dr. El Wardany sees the private sector playing a pivotal role in developing integrated real estate and tourism projects that enhance investment returns by combining hospitality facilities with residential services.
He also stressed the importance of providing innovative financing mechanisms with competitive interest rates and extended repayment periods, in addition to expanding branded residential units that offer fully serviced apartments. These, he noted, contribute to attracting tourism and long-term foreign residents.
Dr. El Wardany added that innovation in design and management is a fundamental pillar for achieving sustainability and enhancing competitiveness.
He added that Vantage continues to adopt sustainable and smart designs that reduce operating costs and increase resource efficiency.
He also emphasized that leveraging modern management models is key to maximizing value, with serviced apartments and tourism-related projects capable of delivering annual returns in the range of 14% to 18%.
According to Dr. El Wardany, the sector is still grappling with major financing constraints—most notably rising interest rates and the difficulty of securing funding for projects in progress—which limit growth potential unless addressed with innovative solutions.
He affirmed that the solution lies in providing dedicated financing programs for real estate and tourism projects, strengthening partnerships between the state, the private sector, and financial institutions, and relying on comprehensive feasibility studies to ensure sustainable returns.
El Wardany highlighted the company’s flagship project, M Signature, as a model that unites branded residences with world-class hospitality, reaffirming the company’s commitment to sustainable, high-quality, and innovative solutions that enhance Egypt’s position as a premier investment and tourism destination.
