Shapers Space Developments has launched Rawaj Business Complex in 6th of October City, located directly on the Central Axis, introducing an integrated mixed-use development that brings together commercial, administrative, and medical activities, alongside a rooftop entertainment and services area, supported by partnerships with a number of leading global and specialized companies.
Eng. Hesham Kamal, CEO and Board Member of Shapers Space Developments, said that the launch of Rawaj marks the company’s first step into the real estate market, building on the accumulated expertise of its parent company, Al Agouz Group, whose success in the market dates back to 2005. He explained that the project’s philosophy is based on developing an integrated destination that goes beyond the traditional concept of a commercial building by combining diverse uses, operational efficiency, and an environment suitable for various activities.
He added that 6th of October City was selected for the project due to its continued growth in commercial, service, and medical activities. Rawaj’s location directly on the Central Axis provides connectivity to major movement corridors across West Cairo, while placing the project close to several educational and medical institutions. The project is approximately two minutes from Cleopatra Hospital October, three minutes from the City of Culture and Science and October 6 University, seven minutes from the 26th of July Corridor, eight minutes from Boulevard Road, and 14 minutes from Dahshour Link, in addition to its proximity to the monorail route.
The project is being developed on a land area of 4,062 sqm, with a total built-up area exceeding 10294 sqm. It comprises 184 units, including 72 commercial units, 56 administrative units, and 56 medical units, creating a diverse business community and enabling integration between the different activities within the project.
The project’s architectural design provides complete separation between the medical and administrative sectors starting from the second floor, through independent entrances and elevators, ensuring greater privacy and ease of movement. The ground and first floors are dedicated to commercial activities.
Rawaj also includes a dedicated rooftop floor featuring Café & Lounge Sky, with both indoor and outdoor spaces, in addition to a central area called The Heart, featuring green spaces and circulation paths that provide areas for meetings, gatherings, and relaxation within the project.
The company has also extended its integration approach to the project’s operations and services through collaboration with a number of specialized partners. Regus will manage and operate one floor, while Vodafone Business joins as the Technology Partner, connecting tenants across the complex to enterprise-grade connectivity from day one.Vezeeta joins as the Strategic Healthcare Partner, managing and operating the Medical and Wellness centers while connecting RAWAJ’s clinics investors, and wellness providers to its established network and patient base to deliver an integrated care experience.
The partnerships also include Land Squared for commercial consultancy and determining the optimal tenant mix, and Form Fusion as the project’s engineering and architectural consultant. The company is also collaborating with AXA Egypt, in partnership with Space Shapers Development, to provide customers with protection designed to offer financial support when unexpected circumstances arise. The program combines Payment Protection, which supports customers with their monthly installments in case of eligible hospitalization due to accident or illness, with Personal Accident coverage for accidental death and disability. Together, these solutions provide customers with greater financial security and peace of mind throughout their ownership journey.
The project includes two underground parking garages with a capacity of up to 151 cars, in addition to parking areas, various services, and dedicated facilities for people with disabilities. The company emphasized that these elements form part of its vision to provide an integrated operational experience rather than simply offering spaces for sale.
Commercial units range from approximately 18 sqm to more than 117 sqm, with outdoor terraces of up to 75 sqm. Administrative and medical units start from approximately 43 sqm and reach up to 138 sqm, offering a variety of spaces and uses.
The company aims through Rawaj to deliver a model built around integration between development, operations, and specialized partnerships, while committing to implementing the project according to its approved construction timelines.
